Nem\u00e1 na ni vliv vnit\u0159n\u00ed uspo\u0159\u00e1d\u00e1n\u00ed, nap\u0159\u00edklad p\u0159\u00ed\u010dky, niky nebo napevno instalovan\u00e9 za\u0159izovac\u00ed p\u0159edm\u011bty (nap\u0159. vana nebo sprchov\u00fd kout). Zjednodu\u0161en\u011b \u0159e\u010deno je to v\u00fdm\u011bra, kterou byste m\u011bli k&nbsp;dispozici, kdyby byl v\u00e1\u0161 byt kompletn\u011b pr\u00e1zdn\u00fd,&nbsp;<strong><u>bez p\u0159\u00ed\u010dek<\/u><\/strong>&nbsp;a v\u0161ech za\u0159izovac\u00edch p\u0159edm\u011bt\u016f. Kdy\u017e tedy ve va\u0161em byt\u011b vybour\u00e1te p\u0159\u00ed\u010dku odd\u011bluj\u00edc\u00ed kuchy\u0148 a ob\u00fdvac\u00ed pokoj, podlahov\u00e1 plocha va\u0161eho bytu se nezm\u011bn\u00ed. Do podlahov\u00e9 plochy bytu se tak\u00e9 zapo\u010d\u00edt\u00e1v\u00e1 plocha sklepa, av\u0161ak jen v&nbsp;p\u0159\u00edpad\u011b, \u017ee se nejedn\u00e1 o sklepn\u00ed k\u00f3ji. Naopak se do&nbsp;<strong>podlahov\u00e9 plochy nezapo\u010d\u00edt\u00e1vaj\u00ed<\/strong>&nbsp;v\u00fdm\u011bry balk\u00f3n\u016f, lod\u017ei\u00ed, teras, a to ani v&nbsp;p\u0159\u00edpad\u011b, \u017ee jsou tyto prostory p\u0159\u00edstupn\u00e9 jen z&nbsp;konkr\u00e9tn\u00edho bytu a vlastn\u00edk bytu k&nbsp;nim m\u00e1 v\u00fdlu\u010dn\u00e9 pr\u00e1vo u\u017e\u00edv\u00e1n\u00ed. U mezonetov\u00e9ho bytu um\u00edst\u011bn\u00e9ho ve dvou nebo v\u00edce podla\u017e\u00edch spojen\u00fdch schodi\u0161t\u011bm uvnit\u0159 bytu se podlahov\u00e1 plocha vypo\u010dte jako sou\u010det podlahov\u00fdch ploch v\u0161ech pater, p\u0159i\u010dem\u017e u schodi\u0161t\u011b se zapo\u010dte pouze doln\u00ed \u201cpr\u016fm\u011bt\u201d.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img fetchpriority=\"high\" decoding=\"async\" width=\"500\" height=\"375\" src=\"https:\/\/sokolfin.cz\/wp-content\/uploads\/2024\/03\/Podlahova.png\" alt=\"Finan\u010dn\u00ed poradce\" class=\"wp-image-422\" srcset=\"https:\/\/sokolfin.cz\/wp-content\/uploads\/2024\/03\/Podlahova.png 500w, https:\/\/sokolfin.cz\/wp-content\/uploads\/2024\/03\/Podlahova-300x225.png 300w\" sizes=\"(max-width: 500px) 100vw, 500px\" \/><\/figure>\n\n\n\n<p><strong>U\u017eitn\u00e1 plocha<\/strong><strong>&nbsp;<\/strong>(n\u011bkdy tak\u00e9&nbsp;<em>vnit\u0159n\u00ed u\u017eitn\u00e1 plocha<\/em>) zahrnuje na rozd\u00edl od podlahov\u00e9 plochy takovou v\u00fdm\u011bru, kterou m\u016f\u017eete jako obyvatel bytu skute\u010dn\u011b vyu\u017e\u00edt.&nbsp;Nejsou do n\u00ed tedy zapo\u010dteny plochy p\u0159\u00ed\u010dek, sloupy nebo kom\u00edny \u2013 prost\u011b takzvan\u00e9 konstruk\u010dn\u00ed prvky. D\u00e1le se v\u0161ak u\u017e\u00edv\u00e1 i pojem&nbsp;<strong>celkov\u00e1 u\u017eitn\u00e1 plocha<\/strong>, do kter\u00e9 se zapo\u010d\u00edt\u00e1v\u00e1 plocha balk\u00f3n\u016f, lod\u017ei\u00ed a teras v&nbsp;p\u0159\u00edpad\u011b, \u017ee k&nbsp;nim m\u00e1 vlastn\u00edk v\u00fdlu\u010dn\u00e9 pr\u00e1vo u\u017e\u00edv\u00e1n\u00ed, i plocha sklepa.<\/p>\n\n\n\n<p>Jak se li\u0161\u00ed&nbsp;<strong><em>u\u017eitn\u00e1<\/em><\/strong>&nbsp;a&nbsp;<strong><em>u\u017eitkov\u00e1<\/em><\/strong>&nbsp;plocha? <em>U\u017eitkov\u00e1<\/em>&nbsp;plocha je pojem, kter\u00fd byl definov\u00e1n ji\u017e zru\u0161enou vyhl\u00e1\u0161kou \u010d. 85\/1997 Sb. a v&nbsp;minulosti se pou\u017e\u00edval m\u00edsto pojmu&nbsp;<em>u\u017eitn\u00e1<\/em>&nbsp;plocha.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"500\" height=\"375\" src=\"https:\/\/sokolfin.cz\/wp-content\/uploads\/2024\/03\/Uzitna.png\" alt=\"Finan\u010dn\u00ed poradce\" class=\"wp-image-421\" srcset=\"https:\/\/sokolfin.cz\/wp-content\/uploads\/2024\/03\/Uzitna.png 500w, https:\/\/sokolfin.cz\/wp-content\/uploads\/2024\/03\/Uzitna-300x225.png 300w\" sizes=\"(max-width: 500px) 100vw, 500px\" \/><\/figure>\n\n\n\n<p><strong>Obytn\u00e1 plocha<\/strong>&nbsp;je plocha, kterou definuj\u00ed vnit\u0159n\u00ed v\u00fdm\u011bry obytn\u00fdch m\u00edstnost\u00ed (ty definuje vyhl\u00e1\u0161ka \u010d.&nbsp;268\/2009 Sb.).&nbsp;Do obytn\u00fdch m\u00edstnost\u00ed se po\u010d\u00edt\u00e1 pouze m\u00edstnost, kter\u00e1 m\u00e1 minim\u00e1ln\u00ed plochu alespo\u0148 8 m<sup>2<\/sup>, je p\u0159\u00edmo osv\u011btlen\u00e1 a v\u011btrateln\u00e1, p\u0159\u00edmo nebo nep\u0159\u00edmo vyt\u00e1p\u011bn\u00e1 a ur\u010den\u00e1 k&nbsp;celoro\u010dn\u00edmu bydlen\u00ed.&nbsp;Za obytnou m\u00edstnost tedy nelze pova\u017eovat kuchyni bez okna, ale obvykle ani koupelnu, komoru, schodi\u0161t\u011b nebo \u0161atnu. Plochy lod\u017ei\u00ed a ark\u00fd\u0159\u016f se zapo\u010d\u00edt\u00e1vaj\u00ed.<\/p>\n\n\n\n<p><strong>Zapo\u010ditateln\u00e1 plocha<\/strong>&nbsp;je d\u00e1na sou\u010dtem podlahov\u00fdch ploch \u00fast\u0159edn\u011b vyt\u00e1p\u011bn\u00fdch m\u00edstnost\u00ed a odpov\u00eddaj\u00edc\u00edho pod\u00edlu podlahov\u00fdch ploch nevyt\u00e1p\u011bn\u00fdch m\u00edstnost\u00ed, kter\u00e9 s \u00fast\u0159edn\u011b vyt\u00e1p\u011bn\u00fdmi m\u00edstnostmi soused\u00ed.
